PRE-APPROVED!!!

I can't explain how excited I am about this! First off, I don't want to put the person who helped me out on blast, but if you are reading this you already know how much I REALLY do appreciate your assistance here. Upto now, this has been that biggest challenge for me, I have not been able to submit some offers because of this.. but now it's official!! Now I'm going to be browsing listing book/MLS like a mad man looking for deals!!!!

I got a number of phone calls today again, I need to keep better track of them. I spoke to 1 lady who has a sale date of September 8th, I was able to schedule a home meeting with her. The numbers look ok, she owes 49k on a 55k loan, it's a condo. THEN her neighbor who is also in foreclosure called me up about 5 minutes later, but I missed the call because I was on my cell phone with another guy. Anyway her neighbor is on my 306090 day list, i know I sent her a letter, but she may not have been motived, but since I just spoke to her neighbor and built good repor, she may be more interested in what I have to say now :)

The guy I was on the phone with is the same guy from A LOT time ago, he was my very first potential. His number are 150k owed and the house is worth 150k , he has 2 liens, 130k and 20k. The kicker with this guy is his house in in damn near mint condition, so the bank MAY be in better standing. But if I can get a good discount on the first, and knock out the second then I'll be good. This guy tried to sell it a few times, but the realtors never really got it done, he even put a sign out front he said but no phone calls. ..he even told me he tried to call the lender and get it post-poned but they wouldn't work with him, he said someone had to do a shortsale for him ...well needless to say he called me back. My first meeting with him was over a month ago. His date is Aug 28th.

The Kersey street deal (the house with broken windows, holes in walls all that) should have my authorization in by now, last i checked (last friday) they didn't have it but said it will prolly be a day..so I hope they got it today so I can submit the package and start the proceedings.

SIDE NOTE:
I'm meeting up with a guy this afternoon to sell my bike :( I really want to keep it, but I don't have the time, school, ebay, REI..no way i have enough time to mess around with it.. I hope it sells!

OH YEA:
I made up my mind about what I'm going to do. I'm going to just keep sending mailers to people I get from the courthouse.. they are way more motivated and ready to move out..versus the overwhelmingly number of tirekcikers I get from the 306090 day leads..however , if I had the money to send multiple mailers to those leads I would..but right now I don't. It will also fit my school schedule..

Well so far today has been busy! Tomorrow is another REI meeting, so I'm going to catch that as well..oh, and my lil sisters 20th bday! I don't know what to get her yet, any ideas?!
