Just when you think you've gotten over one hump.. something else comes up. Now I see what people talk about when they say THIS IS NOT EASY! But it's still fun none the less, and I'm learning a ton which is always cool.
Okay, so I've been trying to submit these offers, but the lenders are saying I need a listing contract...first pre approval, now a listing contract lol. The thing is, my realtor basically said it would be a hassle and he didnt want anything to do with listing all these short sales that won't be moving.. I can TOTALLY see where he is coming from, I wouldnt want the added headache either. SO what now. Well on the forum, I was given a few good tips, here is a link to the post: HERE
If all else fail I may have to get my license to make my shortsale business more stream lined, I can't imagine how it will hurt, it will only make it stronger in the long run, plus added commissions :) The disadvantage to this is the time it takes to goto the classes, I'm not sure I can fit it in my already packed schedule.. so in the mean time I may crank out wholesaling, heck I need to put that pre approval to work and start making a ton of offers.
Today was my sisters birthday, I actually called and rescheduled the appointment I had today, it all worked out because I forgot to ask the lady to pull together the basic SS info that I will need to submit, so this extra day will give her time to write the hardship letter and all that good stuff.
Today at the REIA meeting, I met a very nice broker she urged me to give her a call and she can help me through some things. So I sent her an email this afternoon with 3 main questions (about the listing the short sales, best way to submit offers (in my area) and about another lady who has a ton of equity, maybe this broker will be able to help her out.) Well she wants me to call tomorrow morning, so this should be a good convo.
I did not do any marketing today, HOWEVER I did drive around for the first time looking at properties I saw on the MLS, that was exciting... like Steve says.. no point in looking at houses if you don't plan on making offers.. I don't know about making offers without seeing the inside, but if i'm conservative enough it should all be good.
What else... hmm ..
