Cha Ching!

Okay, this morning I got a call from my new potential buyer. He sounded like another young guy. Talked to him for a few minutes about the property. He wants my realtor to call him up to schedule a meeting. I almost think he wants my realtor to call him so he can get his contact info and leave me out to dry.. -OR - I've watched Scarface too many time and other "King Pin" movies and am just to paranoid LOL Anyway, so today he wants to go check it out at three.

I asked him how this area was, if there were a lot of "movers and shakers" who are buying up properties and what not. Greensboro is a city, but it has a small town feel. He asked if i've gone to the REIA meeting but the thing is they were shut down. .. he told me the resident got ran out of the city because he was a shady guy. But he said when he would goto the meeting, there would about 50 people in there but only four who have done deals in the past month. He said it was a lot of investors that do no deals.. so I'm thinking.. Damn.. who'se going to buy form me?

Well, then he said he is a memberof the Greensboro land lord association, and between the members there they have about 10,000 properties.. which is a big thing. He also said it was cool because they also have political power LOL...that's another topic all in itself...

You may be asking why I called this post ChaChing!

1) I asked if he ever gets shortsale leads. He said he has worked one but hated it and has looked at hundreds of potentials. I told him that I actually LOVE short sales he said , if you like to do them you have gotta love them. Then he said he had a BUNCH of short sale leads that he has no problem sending my way!!! MMmmmm I love it.

2) When we were hanging up, I asked him how many properties he was looking at doing a month. He said as many as possible, he said he's an all cash buyer. If he won't take it he knows someone that will.!!!! DUDE ARE YOU SERIOUS! This is definitely good contact to have, all cash, wants to do a bunch of properties!

I'll let you know how the meeting goes with him in a little while, i'll post again tonight for sure.

What else.. oh yea, my Magellan Navigation came in today, got it for $92shipped off ebay, retail is $199 and it's in excellent shape.. my GF is actually going to another city today to shadow a dr so i'll let her use it.. girls, you know they have no sense of direction..just read Tampastephs blog.. you'll see what i mean (Sorry steph, I had too!)

Oh yea, one more thing (i keep saying that) my authorization should be in on one of the properties today, im going to call up on it.. ALSO i'm faxing in another authorization today along with meeting with homeowner around 6pm .. i hope my bizzyness converts to a payday!
