TODAY was cool, went to the local REIA meeting with a mission.. to FIND A FREEKING LOCAL HML TO WRITE ME A PRE APPROVAL. Got to the meeting and there were no HML's there, however I did find out that there is a guy locally that will write a letter, so that's good I tried to get his contact info but no one seemed to have it. Tomorrow there is another meeting about 30milles from here, i may have to pay a visit to that meeting as well.
At the end of the meeting, you know when people announce properties for sale, and people who want to buy i noticed the people who were buying and the people who were selling, so i decided to rub elbows with eh buyers..of course. My pick up line was , hey where do you like to buy your properties, what are you interested in. This was a guy from jersey, you know how jersey people are..right to the point, no BS.. i love it, it's funny but caught me off guard. His response, (he sounded like Joe Pesci) "TELL ME YA NUMBIZ, WHAYYA GOT" I was like oh man this guy means business. So I go on talking to him about this possible short sale deal I'm close to having approved (or so i hope) and i Accidentally tell the guy what the retail cost of the property versus what i'm negotiating it for. He says , "I TELLYA RIGHT NOW. I AINT BUYIN IT"
I thought, wow i'm screwed, now what. SO I tell him that If I come into something he likes. he immediately tells me "No wait a minute" .... Long sotry short, he invited me to ride around with him as he was going to go look at properties! Man, this guy was totally cool to he gave me a lot of insight, his strategy is buy and hold but he also wants to buy anything he can get his hands on, that's a deal. He actually bought a house today too from a wholesaler that was at the meeting, we followed her to the house, checked it out with the owner.. next thing I know..sold, told her to write up her contract ($2k assignment) and he was good to go.
So, that was an experience, I had a long conversation with him about short sales..very good convo. I also asked him about the guy who i've been in email contact who buys a ton of houses (the guy i'm supposed to get all those Short sale leads from) and Pesci (that's what imma call him) told me that this email buyer does a ton of deals, and he is prolly buying more properties in this area then anyone! So this is a good thing.. that leads me here....
This morning, I get a email from the buyer that Pesci said buys a lot..he invited ME out! He asked me when I'm free to get together so we can talk about these short sales, and what not. I told him he is way more busy then me, so i'm willing to work around his schedule. But I gave him a few days (Wednesday and Thursday) so maybe within a few days i'll be meeting him.. really cool.
I made progress in my networking today, which was GREAT, it's all about networking for sure. Now.. I still have to get my pre-approval, but i'm hoping soon I will be in contact with this HML so i can get a letter to submit my offers with and what not.

As far as my business goes, i mailed out those letters last night, no calls today as of yet but i imagine soon it will be ringing i hope! I think i'mg going to go to my parents house (where my laser printer is) and print out another 100 mailers and send them out.. I want to be busy doing things that will make me money!!
That's about all for the day.. now on to ebay stuff.. oh joy.. i can't wait till I don't have to count on ebay for money.

being from New Jersey you are right on about us being to the point. Everyone is in a rush here and have no time for BS. Can be a little intimidating, but for the most part we are nice people if you can get past our upfront personalities. You'd understand if you lived here.

At first it was intimidating, that's why I backed off a lil.. but as you said, it turned out he was a very cool guy, Extremely funny too! I mean c'mon how many people will let a complete and utterly stranger ride along with them for the day!
