Okay first things first. You know for the longest time I've been struggling with to outsource or not to outsource. Well, I've made the first steps. For my REI biz, I'm now outsourcing all of my Data entry. This girl will put all the listing that fit into my criteria into a spreadsheet for me, she will give it to me once a week, so that will be the list of houses I will go check out for the week.. I'm going to pay her $10/hr it will prolly take her about 5 hours to do the data entry stuff.
For the ebay biz, I'm just about outsourcing everything lol i'm only going to be dealing with the suppliers.
Okay the fun stuff:
Deal 1)
Back in october I saw this REALLY crazy house, it is in a new neighborhood, (2003 is the build date) but the catch is, this house is the "showing house" the garage was converted into offices and just crazyness.. funny that the company foreclosed on it lol.. anyway, i've been making offers on it for the past several months, the ARV is 160k I just picked it up (got it under contract for 74k) I have a buyer lined up who is thrilled about it, so that's awesome! I almost want to buy this hosue because of the offices they created in the garage.. it's actually a really good setup for someone who works from home. The crazy thing is this house is damn near mint condition.. minus the weired rooms, I asked my buyer why it was on the market for so long if it is such a great deal... he said the listing agent doesnt really know how to sell houses lol so we'll see what happens, it will be interesting for sure.
Deal 2) This is another deal that i've been making multiple offers on, it went under contract not to long ago, but i guess it fell through and i was next in line, so I'm picking it up for 50k ARV about 90-95k conservative.. and I'm pretty sure the same investor from above will be buying this one as well.
ALSO I have a goal of buying my first house in feb/march/april ish.. so hold me to it! I'm probably not going to hold my first one, I'm going to flip it.. (yes in this crazy market) get some cash and move on to the next one. I have a great mentor in place who is really wanting me to move my investment career to the next step.. so that's what I'm gonna do.
Well Tonight is my Mom's bday! I gotta give her a call and wish her well, she's the one who planted the "business minded" seed in me..

We're almost done with our rehab and we're planning to do an open bid auction on the property in a few weeks.

Congrats on the Rehab, that's awesome you're going to have to post some pics! Have you ever done an open bid auction before? I'm not familiar with that process.
